For non-urgent stuff: send an e-mail to info@conceptlighting.be mentioning your apartment number, name and if needed, when you are at home (or if we are allowed to come in without you being there)

Respect each others’ nighttime rest

In general we would like to keep a general ‘curfew’ at 22:30 as we want to balance everybody’s wellbeing etc.

We ask you to keep nuisance/noise to a strict minimum in the garden, terraces and all common parts.

Waste management

Stad Leuven is collecting the waste in 4 separate fractions. You can find all info on the calender (We live in Heverlee B)

When is the collection day, you can easily find on the schedule app Recycle! (In Apple Store and Google Play)

The bags you can buy in any larger supermarket.

For GFT (biowaste) you can ask a free container (in Heverlee they don’t collect GFT in bags) and you need to buy a yearly sticker at a supermarket (between January 2nd & March 31st ) or at city hall. The sticker needs to be on your container by end of February the latest.

Residents of G246-248-250 and P1-9 have a personal container in the basement to store blue or brown bags. (You have to take them out yourselves of course.) This avoids to have to put the garbage bags on your balcony. If you still put bags on your balcony, please ensure they are safely attached so winds do not blow them (or the content) away.

Cleaning the shower (for G246-248-250)

Don’t forget to clean the shower sink every 1-2 weeks (certainly for those with long(er) hair 🙂 )

If the sink is blocked, the water might find a way through the floor & walls which can cause damage in the below apartments…

Ventilation (for G248-250 and P9)

Install the Renson Healthbox App (Google Play and iStore) to register the device, and temporarily deactivate or boost the air circulation device.

Heating (for G248-250 and P9)

You can find a summary of the manual of the heating system here. It deals with topics like “hoe de stooklijn aanpassen (als de verwarming te hevig of te traag reageert), de ideale warm water temperatuur (om kalk te vermijden <58C) en hoe de ketel bij te vullen (wanneer alarmmelding F22).”

Snow

If you live in a ground level apartment, you should keep the pathway free of snow.

Ground level apartments

The ground level apartments have a private garden bed. You can plant whatever flowers/plants… you like, or maintain the existing ones. We ask that you remove the weeds from time to time so seeds don’t spread in the garden.

Windows (for G248-250)

The large windows facing the garden can suffer from thermal stress when different parts of the glass have varying temperatures, which can cause spontaneous glass breakage.

So please don’t place furniture too close to the window (closer than 5 to 10cm) and always close (or open) the curtains completely when there is a lot of sun.

The same with insulating materials (e.g. cushions) or colour differences (e.g. the back of a black chair against the window)

Keys

(for G246-248-250) The doors of your apartment are locked when you close them. So don’t forget your key when you leave your apartment.

If you have locked yourself out & we need to open the door for you, we will charge you 30€.

Also don’t leave the key in the lock on the inside, no one will be able to open the lock from the outside!

You can order extra keys at 75€[1]/key.

Car parking

If you want an (extra) parking in the garage under G248-250 or next to Langendaallaan 84, let us know! We’ll put you on the waiting list and let you know when a box or parking will become available.

Bicycle parking

Everyone in P3 and G246-248-250 has a designated bicycle spot. If you need an extra space, contact us.

The residents of P9 can park their bike in the public rack across the street.

Don’t park bicycles in front of our buildings. “Orphan” bicycles will be towed away.

Don’t bring bicycles or steps into your apartment as this can damage the corridors, walls, doors, elevators etc. 

Pets

Small pets are allowed in the apartments as long as they don’t cause nuisance to the neighbours. Don’t let them use the garden as toilet, as this causes damage to the grass and plants. Don’t let dogs run unleashed in the garden as their enthusiasm might damage the flowers and plants or might frighten the other neighbours.

Garden

How to access the garden?

  • The staircase in the garage G248-250 leads to the garden.
  • You can also access the garden through the last bike shed.

Some practicalities

  • Respect your neighbours’ night rest and don’t make noise outside after 22.30. The neighbourhood is quite strict on this.
  • The terrace next to the bike shed is open for everyone to use.
  • For the BBQ, we made a reservation Excel sheet. (The BBQ is big enough to share :-)) 
  • Please clean the BBQ after use & take your trash with you. (The green container next to the BBQ is for garden waste only.)
  • Please respect the private terraces of the ground floor neighbours.
  • Respect the plants, flowers & trees: hug a tree a day to keep the doctor away 🙂
  • If you have a pet, please keep it on a leash in the garden.

Your own BBQ?

Some considerations about the safety & building aspect:

  • Of course always check if the BBQ is designed and allowed for an enclosed application.
  • Electrical versions seem the easiest option
  • Gas: Check with your fire insurance if this is ok.
  • Coal/Wood: not so easy to operate in a perfectly safe manner: small quantities, closed firepot…
  • If you have (even a small!) open fire, always have somebody attending and have sand or a fire extinguisher ready in case of.
  • Always extinguish the fire before leaving the terrace.
  • The ground floor apartments can easily use a private BBQ, as long as you use enough distance from the walls.
  • The 1st floor apartments in G246-G248-G250 are quite limited by the EPS insulated ceiling. The crepi will very quickly become dirty by the heat, smoke (black stains) and grease. It is almost impossible to clean the crepi, and a new layer is quite expensive (~1.000s €)
  • The 2nd floor in G248-G250 has a little more flexibility due to the roof not covering the whole terrace. But keep in mind the walls and ceiling, there is no rain falling on them so the self-cleaning effect of the crepi is not active there!

With regards to the noise, smoke and smell, try to align with your neighbours beforehand. Keep in mind everybody has the right to enjoy his/her terrace quietly without the smell and smoke of a BBQ, so it is a favour you receive from your neighbours 🙂
